What types of properties do you manage?
We specialize in properties with character — mountain retreats, lakefront homes, estate properties, and design-forward urban rentals. If your property commands $200+ per night, we're a great fit.
What if my property isn't furnished yet?
That's actually ideal. Our Luxury Estate package includes full interior design and furnishing, so we can create a cohesive, guest-ready space from scratch. We work with trusted vendors to furnish properties at competitive rates.
How quickly can I expect bookings?
Most properties see their first booking within 1-2 weeks of going live. Full occupancy optimization typically takes 4-6 weeks as we refine pricing, SEO, and platform positioning. Our goal is consistent 85-95% occupancy.
Do you manage properties outside my local area?
Yes. We manage properties remotely using a vetted network of local cleaners, maintenance professionals, and co-hosts. You get the same intentional oversight regardless of where your property is located.
What platforms do you list on?
We list on Airbnb, VRBO, Booking.com, and other relevant platforms. For Luxury Estate clients, we also build direct booking websites and run social media marketing to reduce platform fees and build your property's brand.
How do you handle emergencies?
We provide 24/7 emergency response for all managed properties. Whether it's a plumbing issue at 2am or a guest lockout on a holiday, our team handles it immediately — you'll get a notification, not a phone call at midnight.
What's the contract length?
Full Service is month-to-month with a 60-day notice period. Luxury Estate clients who commit to 12 months get the setup fee waived. The Launch package is a one-time engagement with 30 days of post-launch support.
